Deal Terms and Timeline

The triple net lease, disclosed Tuesday, includes two five-year extension options that could push the total value to $11.6 billion if exercised. The tenant plans to deploy 175 MW of critical IT load at the site, with deliveries starting in the fourth quarter of 2027. Under the agreement, the tenant covers rent, insurance and standard operating costs.

Texas Portfolio Also in Play

The same tenant signed a letter of intent giving it exclusivity over CleanSpark’s entire Texas footprint, covering 718 acres and up to 885 MW of power capacity across its Sealy and Brazoria sites. CleanSpark CEO Matt Schultz called the lease a turning point in the company’s shift toward becoming a broader digital infrastructure platform. The deal is expected to bring in close to $330 million annually in net operating income.

Part of a Broader AI Shift

CleanSpark began pivoting toward AI infrastructure in October 2025, hiring a former Humain executive to lead its data center push. Analysts at Bernstein have named CleanSpark among miners positioned to benefit from over $90 billion in AI data center deals. Shares jumped more than 15% in pre market trading following the announcement.
